What interactive means here is that you can actually not only view the default graph (my settings) but change the parameters in real time -- everything from city to zip to price-range to dwelling type to transaction type. Pretty cool, fun, interesting and instructive. 
 
But, you have to go slow, check or uncheck a parameter and let the thing refresh before you make another check or uncheck. See the interactive charts below.

Active Listing Counts
 
The chart below plots the active listing counts since January 2011, broken down into four categories of listing types - Normal, Short Sale, REO and HUD. The listing counts are for Greater Phoenix, i.e. out-of area listings in places such as Flagstaff or Payson are excluded.

This is a useful tool for understanding the supply situation and how it has been changing. When supply increases pricing comes under downward pressure, and conversely, when supply falls pricing comes under upward pressure.

The active listing counts are measured once a week on Saturday. What is displayed depends on a number of filters shown at the right of the chart. You can select which dwelling types (single family, condo, mobile) should be included.

You can also filter by county, city and Zip code, to choose the exact geographic area you wish to study. You may also choose from normal, REO, short and/or HUD listings, or any combination of these.

In addition you can restrict the counts to specific price ranges.
 Monthly Average Sales Price per Square Foot
 
The chart below plots average price per square foot based on the calendar month. At the start of each month the first few days will show volatility due to the small sample size. It is based on all ARMLS residential sales within Greater Phoenix (i.e. it excludes out of area listings).
You can select which counties, cities and ZIP codes should be included, which dwelling
types (single family, condo or mobile), what list price ranges and which transaction types (normal, REO, short, HUD). You can also select the range of years to be covered. Thus there are millions of different combinations so you can create exactly the chart you want.

The chart below plots monthly sales counts based on the calendar month. For the current
month the figures are month-to-date. It is based on all ARMLS residential sales within
Greater Phoenix (i.e. it excludes out of area listings). You can select which counties and/or cities should be included, which dwelling types (single family, condo or mobile) and which price ranges. Thus there are millions of different combinations so you can create exactly the chart you want.

Because of seasonality it is best to compare a monthly sales total with the same month in prior years. For this reason we show this month and last month and the same calendar months in
each year since 2001. You can reduce the number of years shown using the year filter on the right.
Under Contract - Weekly Average List Price per Square Foot

The chart below plots the average list price per square foot for under contract listings, measured on a daily basis. Under contract means the listing is either in pending or AWC status. You can select either or both of these using the check boxes on the right.
This is an extremely useful tool for forecasting the direction of short term sales pricing. In most cases, the under contract pricing is a precursor of closed transaction pricing.

The price per sq. ft. is measured using a daily average and a rolling weekly average. The rolling weekly average is used to create the chart but when you select a specific date the "tooltip" that pops up will show you both the daily and rolling weekly average.

You can select which dwelling types (single family, condo, mobile) should be included. You can also filter by county, city and ZIP code, to choose the exact geographic area you wish to study.

You may also choose from normal, REO, short and/or HUD listings, or any combination of these.

New Listings By Month
Greater Phoenix - ARMLS Residential Resale

The chart below shows the new residential listing counts added each month to ARMLS since January 2010. The listing counts are for Greater Phoenix, i.e. out-of area listings in places such as Flagstaff or Payson are excluded.
